The following is information that you may find helpful as you settle into your home.

HOA Board Meeting Dates, Times and Agendas are posted on the community bulletin board next to our mailboxes and on our website calendar. Homeowners are encouraged and always welcome to attend Board meetings. There are many ways to be involved with the Board, so please consider contributing a few hours a month to help keep our community beautiful.

HOA Dues are $125 per quarter and are due on the first day of January, April, July and October. Dues are collected by Colby Management, (623) 977-3860. Late fees are accrued after 30 days past due. You can avoid late fees by setting up Property Pay to pay dues automatically from your bank account. This form may be found on their website at www.colbymgt.com

Front Gate Codes available from legacyvillas98@gmail.com – The front gate is normally closed 24/7 except for special circumstances. Please give the “service code” to vendors such as yard services or UPS delivery that need to enter our community. Our residents’ code should only be used by residents. Do NOT enter our community through the exit gate or exit through the entrance gate as this disrupts the sensor and requires a paid service call for repair. Use the 19th Ave entrance and report any malfunctions to legacyvillas98@gmail.com.

Front Gate Remote – Linear Multi Code 1-Channel Transmitter, either Visor 308911 or Key Ring 306010. You can purchase either online at Amazon.com relatively inexpensively ($19-25 each) or locally from Park Pro, (602) 254-0770, pre-programmed, for $30 + $10 PAH or pick up for $30.

Key to Walk-Through Gate at Front Entrance – To get a key to the walk-through gate, email legacyvillas98@gmail.com.

Mailbox Key or Location of Mailbox – Contact the USPS located at Union Hills and 19th Ave.

No Overnight Parking is allowed on our streets as per our CC&Rs. Cars in violation are subject to towing at the owner’s expense. Temporary short-term parking passes may be obtained for a $20 refundable fee from the HOA Board by emailing legacyvillas98@gmail.com. Please email your request 48 hours prior to needing the temporary parking pass.  We need time to contact you if all required information was not initially received, notify the tow company, as well as you picking up the parking pass.  When emailing for a temporary pass, include all of the following:  Address, Date(s), Vehicle Make/Model & License Plate #

No Vehicle Parking Allowed on Landscaping or Sidewalks at any timeParking on the sidewalk is not just an HOA violation, it is against the law.  ARS 28-904 and Phoenix City Codes 36-63 and 36-134.

Trash and Recyclables are both collected on Thursday. Trash receptacles are to be put on the street, not the sidewalk, 4 feet apart, starting at 6 pm the night before and must be put away within 24 hours of pick up.

Property Maintenance Inspections are done regularly to ensure that properties are kept clean and weed-free and that there are no other violations. Violation or Penalty Notices may be given if issues are not addressed in a timely fashion.

Rules, Procedures & Design Guidelines – All homeowners are required to complete and submit an Architectural Variance Request Form to the Architectural Committee before making certain external changes, improvements or additions to the property including painting the exterior of your home even if the same color,  landscaping or an addition of a satellite dish/antenna, pool or shed. You may obtain a copy of the Rules, Procedures & Deign Guidelines 8-21-2019 which also contains Other Regulations and the Architectural Variance Request Form 8-21-19 by clicking on the links here or in the Document Center.
