November 7, 2018 – Annual Meeting of the Legacy Villas Homeowners Association

The Annual Meeting of the Legacy Villas Homeowners Association will be held on Wednesday, November 7th, at 6:30 PM at the Juniper Public Library located at 1825 W. Union Hills Dr. near 19th Ave. An agenda and voting materials will be mailed before the meeting.

Homeowners are urged to attend the meeting in person in order to learn first-hand of the overview of current year activities, current financial status, adoption of the annual budget, election to the Board of Directors, future projects such as possible gate modifications, and residents’ questions and concerns. An agenda and voting materials was delivered to your door on 11/21/18 or, should you live outside the community, will be mailed before the meeting should you not be able to attend.

Ballots will be available at the meeting. Please bring the packet of information which includes the proposed budget you received with you to the meeting.

Gate Update 7/23/18

Turf Village will begin closing their gate on July 24th.

The Legacy Villas gate has been repaired, and our new code is now working. Please refer to the July 12th notice you received on your front door for the new gate code.

Board of Directors

 

On June 11th, the Board appointed Lori Verreault as Treasurer to serve the remainder of Mary Sterenberg’s term. Mary, who served on the Board for three years as Treasurer and editor of the newsletter, recently moved out of the community. We thank her for all her work and efforts on behalf of Legacy Villas.

If you would be interested in serving our community on the Board of Directors for a partial term though November 2019, please submit a brief statement of interest/bio to LegacyVillas98@yahoo.com. The Board generally meets once a month for about an hour. Occasionally, members may be asked to service on other committees or to assist with Property Maintenance Inspections or other special projects.

Legacy Villas Annual Meeting

The Annual Meeting of the Legacy Villas Homeowners Association will be held on Tuesday, November 7th, at 6:30 PM at the Jesus Church located at the corner of 22nd Ave. and Waltann. An agenda and voting materials will be mailed before the meeting.

Homeowners are urged to attend the meeting in person in order to learn first-hand of the current year activities, current financial status, adoption of the annual budge, elections to the Board of Directors and future projects such as gate modification and irrigation system replacement. A 10% turnout of eligible voters is required for a quorum.

Call for Candidates – Board of Directors

The Board of Directors is seeking another interested homeowner to fill a Board vacancy. Members serve for a two-year term on a staggered basis. The Board generally meets once a month for about an hour. Occasionally, members may be asked to service on other committees or to assist with Property Maintenance Inspections or other special projects.

Annual Meeting of the Legacy Villas Homeowners Association

The Board urges all homeowners to attend to learn about what has taken place in our community during the past year and what is planned for next year. This is your opportunity to provide input into how our community is managed and to voice any concerns or suggestions you may have.

Homeowners will be asked to approve the 2017 annual budget and to elect members to the Board of Directors. The bottom line budget is the same as 2016, so there will be no increase in our quarterly assessment for the 4th straight year.

Ballots will be available at the meeting. Please bring the packet of information which includes the proposed budget you received two weeks ago with you to the meeting.

Update on New Development, Request to Re-Zone

The property on the northwest corner of 19th Ave. and Tierra Buena Ln. has recently been sold. The developer is requesting a zoning reclassification to allow construction of a 68-unit, two-story development. The units will be leased through a property manager and not individually owned. An entrance to the proposed development will come off Tierra Buena Ln. just before the gate entrance to Turf Village. Several homeowners from Legacy Villas and Turf Village plus four members of our Board attended the Deer Valley Village Planning Committee public hearing at the Deer Valley Community Center on October 20th at 6:00 p.m. at 2001 W Wahalla Dr., north of Union Hills off 19th Ave. At this hearing, Legacy Villas and Turf Village residents voiced their concerns about the proposed development and possible resulting traffic issues. The Village Planning Committee asked the developer to research and address these concerns at their next meeting which is  scheduled for November 17th, the same night as our Annual Homeowners Meeting. Since the Board will be unable to attend, they have written a letter with the request that it be read at the meeting.
