Community Walls Being Painted Nov 11-22, 2024

Legacy Villas common walls around our community and behind the mailboxes will be repaired and repainted beginning on November 11, 2024. The project will take approximately two weeks to complete. Homeowners who share community common walls need to trim back shrubs and trees from the wall(s) in preparation.

In addition, this letter is to advise homeowners that they are liable for future damage caused to common areas, which can include walls or shared spaces, even if the damage is caused by their tenants, guests, or service providers (e.g., landscapers, pool maintenance).

It is the homeowner’s responsibility to ensure that their tenants and guests are aware of and follow the association’s rules and regulations as established in the governing documents such as the CC&Rs (Covenants, Conditions & Restrictions) or the Legacy Villas Rules, Regulations and Design Guidelines. Both documents can be found on our website at www.legacyvilla.org/documents

The homeowner is responsible for damage resulting from:

  • Tenants and guests

  • Landscaping activities

  • Over-watering or irrigation leaks

  • Pool maintenance or water features

  • Street damage

Be advised that the costs incurred to repair any and all future damage caused to the common areas or common walls by the homeowner, their service providers, tenants or guests will be charged back to the homeowner as a penalty.

Bulk Trash is Changing

Appointment-Based Collection Begins September 30, 2024

  2. Schedule a bulk trash appointment online at phoenix.gov/bulktrash
  3. Set bulk trash out no more than 7 days before appointment.

Call for Candidates – Board of Directors

In order to prepare ballots and other information for the Annual Meeting, the Board is issuing a Call for Candidates to serve on the Board.

Members serve for a two-year term on a staggered basis. While it is possible to have up to nine Board members, the Board has determined that the composition should be seven members. The Board generally meets once a month for about an hour. Members may be asked to serve on other committees or to assist with Property Maintenance Inspections or other special projects.

There are currently seven members serving on the Board. The terms of current Directors Aaron (Ace) Clark, Ursula Demciuch, Sajesh Enampurath, and Lori Verreault expire this year. Ursula, Ace and Lori are running for reelection. Sajesh has moved from the neighborhood but is maintaining his home as a rental property. He will run if no one else is willing to step up.

Annual HOA Meeting Wednesday, November 15th

The Annual Meeting of the Legacy Villas Homeowners Association will be held on Wednesday, November 15, 2023 at 6:30 PM at:

    • Deer Valley Community Center
    • Meeting Room: 8
    • 2001 W. Walhalla Lane (off of 19th Avenue, before the 101, parking west side of building)

A 10% turnout of eligible voters (homeowners) is required for a quorum. Please plan to attend and participate in decisions which affect you and your property as well as our community as a whole. Each Unit/Lot is entitled to cast one vote. If there is more than one owner per lot, please designate one individual to cast a vote for all. Owners must be current on all assessments, monetary penalties or other fees and charges in order to vote.

Agenda items include: Overview of current year activities, current financial status, future projects, adoption of the annual budget, election to the Board of Directors, and residents’ questions and concerns. An agenda and voting materials will be mailed before the meeting. However, homeowners are urged to attend the meeting in order to learn first-hand what is happening in the community.

July 5 – 9, 2023 Road Resurfacing DATES CHANGED

Patterson Paving will be doing resurfacing of our streets the week of July 2, 2023.

  • Wednesday, July 5 will be prep work and patching.
  • Thursday, July 6 will be the entrance area, the mailbox area and W. Tracy Lane.
  • Friday, July 7 will be W. Carol Ann Way (possibly 21st Ave., 20th Ave., and Tierra Buena, if time permits)
  • Saturday, July 8 will be 21st Ave., 20th Ave., and Tierra Buena and finish up and painting of speed bumps
  • Residents are asked to not water their front yards from Monday going forward and not to commence until work is finished.
  • They will start work around 7:00 a.m. and finish around 3:00 or 4:00 each day.
  • Please don’t leave vehicles parked in the work area or attempt to drive on the roadways during this time. Vehicles are subject to towing at owner’s expense.
  • Roads should be drivable the following day.
  • On Thursday, please leave your trash cans on the sidewalk, and they will help get them to the trash trucks.
  • Try not to schedule any major deliveries on these days.
  • The on-street night time parking ban will not be enforced on these days.
  • If you will need your vehicle, please park in the area not being paved or on 22nd Avenue or Waltann. We will hire security to police the areas where your vehicles are parked. Please be sure all valuables are removed from your vehicle and that the doors are locked.

Next Bulk Trash Pick begins on Monday, June 19th

The next Bulk trash pickup begins in our area on Monday, June 19th. By City ordinance, placement at the curb cannot begin until 9 days before the scheduled collection week which is on Saturday, June 10, 2023. Trash should be placed at the edge of your property, NOT on the street or the sidewalk, by Sunday evening June 18th to ensure pick up.

Do NOT Include:​

  • ​More than 20 cubic yards per residence which is similar to the size of a SUV
  • Loose debris and litter, and any ordinary household trash
  • ​Loose grass, leaves, weeds, twigs and hedge clippings
  • Household hazardous waste (HHW), such as antifreeze, pool chemicals, oil, batteries and paint
  • Community piles – avoid combining piles from multiple households. Bulk trash crews will only collect debris from one property at a time.​
  • Materials placed in the Bagster bags
  • Materials such as bricks, concrete, dirt, rocks, asphalt and roofing shingles/tiles
  • Construction or demolition materials in excess of 25 pounds or over four feet long
  • Metal or car parts in excess of 20 pounds or over four feet long
  • ​Tires, any shape or size
  • ​Glass such as windows, shower doors, patio doors, mirrors, fluorescent tubes, etc.
  • Tree trunks or stumps longer than 4 feet and bigger than 12 inches in diameter

March 10th Tree Trimming

Design Tree is scheduled to come and trim the trees in our common areas on March 10th. They are offering a 10% discount to residents who need tree services on that day. You will need to contact them directly to discuss your needs and schedule service.

We are just mentioning this as an option, homeowners are not required to use them. If you decide to use them and if there are any issues, you will need to resolve directly with Design Tree.

New Gate Code Effective August 9, 2021

The Legacy Villas resident gate code will be changing effective August 9, 2021. Please check your email for the NEW resident code. The vendor code will remain the same.
